When should I contact a 1031 exchange expert before selling my property?

As early as possible — ideally before your property is even listed for sale. JJ Gorena of The Trey Group says this is the single biggest mistake he sees San Antonio investors make: "A lot of investors call me 10 days before they're about to close. That's way too late." While an exchange can still sometimes be completed on short notice, Gorena notes it becomes stressful for everyone involved — the investor, the exchange expert, and both sides' agents.
The correct sequence, per Gorena: meet with a 1031 exchange expert first, complete the required paperwork and set up the exchange account, then list the property. That way, once the sale closes, the full 45 days can be spent identifying the best replacement property rather than catching up on setup.
