If you have signed a franchise agreement, you are already on a clock. Your development schedule has dates in it, your franchisor has approval rights over the site, and the lease you sign will outlast most other decisions you make about the business.
Site selection, franchisor approval, lease negotiation, and managing the timeline. And in most retail and commercial leases the landlord pays the commission, so representation typically costs the tenant nothing.

Most investors treat a 1031 exchange as a tax maneuver they execute after deciding to sell. That is backwards, and it is why so many exchanges end in a rushed replacement property nobody actually wanted.
The rules belong to your qualified intermediary and your CPA. The real estate decision, what the equity should move into and whether it still makes sense once the deadline is gone, is the part a broker should be handling, and it needs to start before you list.
