Not every 1031 exchange story is theoretical. Earlier this year, JJ Gorena of The Trey Group guided Seattle-based investors Stoytcho and Mila through a 1031 exchange that placed them into two daycare properties in the San Antonio area. One is already generating steady income from an established tenant. The other is whiteboxed and ready for a new tenant right now.
The Exchange
Stoytcho and Mila were selling out of state and needed to move quickly once their original property closed. Working with JJ Gorena, they identified and closed on two daycare properties within their exchange window, choosing a property type known for steady, in-demand tenancy rather than a use case that sits vacant for long.
The first, 13118 El Sendero St in San Antonio, is a 4,800-square-foot property leased to Little Treehouse Early Learning Academy, an operator running since 2021 with four locations, under a triple-net lease that has the tenant covering most operating costs. The second, 1271 Oak St in Schertz, is a longtime daycare location, most recently home to Mary's Little Lambs for over two decades before becoming available. It's currently listed as an owner-user opportunity, for sale or lease, with seller financing on the table.
